Acquisitions

We are actively seeking to expand our portfolio through the acquisition of commercial assets within the Spartanburg MSA and the surrounding Upstate. We offer a streamlined transaction process, providing sellers and brokers with direct access to the decision-maker and a commitment to a professional, timely closing.

To ensure a productive partnership with the broker community and local owners, we maintain a highly focused acquisition profile:

  • Geographic Focus: Our primary investment footprint is Spartanburg County.
  • Transaction Size: We target acquisitions up to $2 million, with a strong preference for sub-$1 million assets.
  • Asset Condition: We look for stabilized, income-producing properties, light value-add opportunities, or assets that require professional repositioning and capital improvements.
  • Investment Strategy: Our approach is strictly “acquire, improve, and hold,” as we are dedicated long-term owners rather than wholesalers or flippers.

Target Asset Classes

Small-Bay Industrial / Flex

Our acquisition strategy focuses on a select group of commercial asset classes, starting with small-bay industrial and flex spaces. We look for buildings under 30,000 square feet—such as multi-tenant flex spaces, contractor bays, and light manufacturing or distribution warehouses. Ideally, these properties will feature clear heights of 14 feet or more along with a functional mix of dock-high and drive-in loading.

Local Self-Storage

In the self-storage sector, we seek neighborhood-scale assets, including both climate-controlled conversions and traditional drive-up facilities.

Standalone Professional Office

We are also actively acquiring standalone professional office buildings ranging from 2,000 to 8,000 square feet. These properties should offer high visibility and dedicated parking, making them ideal for occupancy by legal, accounting, or other professional practices.

Essential & Service Retail

Finally, we target essential and service retail properties, concentrating on single-tenant NNN leases or small multi-tenant strips. Our focus is on properties leased to service-oriented tenants such as dollar stores, auto parts shops, and coffee providers.
